There are a few ways that negative entities are believed to be able to spiritually attached themselves to a person or property,

Invitation or opening, sometimes negative attachment is through to occur when a person deliberately invites, opens themselves up to, or dabbles in occult/paranormal activities like seances, Ouija boards, chanting, etc. without proper protection. This provides an "in" for entities.

Trauma or abuse, Negative entities are believed by some to be able to attached during or as a result of traumatic events like abuse, violence, accidents, attacks due to the emotional turmoil/wounding opening one up.

Possession of cursed objects, owning or coming into contact with objects that may have negative energies or entities attached like cursed artifacts, idols, amulets from black magic rituals could lead to attachment.

Intergenerational attachments, some believe negative spirits may attach to future generations through bloodlines, ancestral curses or wounds, and attach especially if those wounds are unhealed or activated.

Extreme negative emotions, times of high anger, hatred, fear, depression are said to potentially allow negative entities an opening if those energies are not properly transmuted or released.
